Our Process

Seven steps. Honest timelines. An honest contract. The interactive proposal that clients tell us is part of why they hired us.

Step 1

Phone Conversation

We learn about your project and make sure we’re the right fit.

5–15 minute call to discuss your goals, budget, timeline, and whether the project is a good fit.

Step 2

In-Home Consultation

We walk the property and discuss how you’ll actually use the space.

We measure, photograph, review layout ideas, and talk through material options and project expectations.

Step 3

Design & Proposal

Interactive design and proposal with material options.

Includes a SketchUp layout or rendering, JobTread proposal, and options for framing, decking, railing, and add-ons.

Step 4

Contract & Scheduling

Finalize the details and reserve your build slot.

Final scope, final materials, final pricing, deposit, and scheduling details are all put in writing.

Step 5

Permits & Planning

We coordinate permits, HOA approvals, and inspections.

We handle permit applications, HOA paperwork, inspections, material ordering, and project logistics.

Step 6

Construction

Professional installation with regular updates and clean jobsite habits.

Demo, footings, framing, GTape protection, decking, railing, stairs, lighting, cleanup, and weekly updates.

Step 7

Final Walk-Through

We review every detail together before completion.

Final punch list, warranty documents, complimentary power wash, and a 90-day follow-up.

WHAT YOU'LL NEED FROM US — vs — WHAT WE NEED FROM YOU

What you'll get from us

  • One contractor, one contract, one warranty

  • Honest timelines without padding

  • An interactive proposal you can re-open and edit

  • Permits and inspections handled

  • Daily site clean-up

  • Weekly progress communication

  • Complimentary post-final power wash

What we'll need from you

  • Photos of any inspiration you've saved

  • Property plat or survey if you have it

  • HOA covenants if applicable

  • An honest budget range — lets us design within it, not over it

  • Decisions on materials at the design phase, not during framing

WHAT YOU WON’T EXPERIENCE

  • "Today-only" pricing or sign-tonight discount

  • Surprise change orders for things we should have caught

  • Crews that don't talk to you

  • Jobsites that look like a hurricane hit them

  • Vague warranty language

  • Hidden mark-ups on sub-trades
