The Design Itself

Every deck is designed in SketchUp for 2D layouts. Complex projects and full backyard transformations get 3D renderings in Real Time Landscape Architect. We sit down with you and walk through it before anyone signs anything. Change a railing color, swap decking, move the stairs — it's still on paper. Every deck is designed around 12', 16', and 20' board lengths to eliminate butt joints in the field. Angled board layouts are used on odd-dimension decks to maximize material yield and avoid mid-field seams. The why behind every layout choice is intentional.

The JobTread Proposal

The proposal you receive isn't a number on a sheet of paper. It's an interactive estimate inside JobTread where you select your framing system, your decking product and color, your railing style and height, and every add-on — post wrapping, lighting, under-deck ceiling, gates, stairs, Polywood furniture, privacy screens. Each selection updates one clean final number at the bottom. Multiple clients have told us the JobTread proposal is part of why they hired us. It's the first time they've felt in control of their own quote.
